Ground-Up Build of a Summer House in Miðengi near Selfoss

Ground-up build of a small summer house with a sleeping loft in Miðengi, not far from Selfoss. The house was a modular building the customer imported from Lithuania.

Scope of Work

Traustbyggingar took part in the project from day one – from preparing for the foundation and pouring the slab, through erecting the walls right after the pour, all the way to full finishing both outside and in. We handled all the roofing work, all the cladding and all the gutters on the house.

Execution

Once the walls were up, the roof was framed and covered, the exterior walls were fully clad, and the corners and roof edges were carefully finished. Windows were installed and sealed carefully, doors were fitted, and insulation was placed around every opening so the house would be well protected from the weather.

The work was carried out under demanding conditions – there was no electricity available on site, and part of the work took place late in the building season as the weather was turning. Even so, we placed strong emphasis on careful finishing – including the roofing sheet metal, the weather membrane on the walls, and the sealing around windows and doors.

Inside, we built the framing for the partition walls and installed the stairs up to the sleeping loft, as well as laying the floor up there. On that same level we fitted a vapour barrier film with carefully taped seams to ensure proper moisture protection, and we reinforced and joined the roof rafters where needed. Finally, we fitted mouse mesh along the cladding and roof edge so small animals could not get into the house.
